18-09-2012: City supplementary valuation roll 10 process
The City is compelled by legislation to reflect all changes on properties in a Supplementary Valuation Roll. The Supplementary Valuation Roll 10 will be
open for inspection and objections from 19 September 2012 to 23 November 2012 at Metro Centre, 158 Civic Boulevard, A-Block, 4th Floor as well as on the
City’s website : www.joburg.org.za.
Supplementary valuations are performed during each financial year, according to the relevant legislation, to supplement the current general valuation roll
with any new properties and/or changes to property values contained in the current general valuation roll.
Property owners whose properties are reflected in the Supplementary Valuation Roll 10 will be notified in writing.
Supplementary Valuation Roll 10 consists out of approximately 25,000 properties of which the following types of changes are reflected :
• New properties have been registered such as subdivisions, consolidations, new sectional title units, etc. (± 32%)
• Property category change from vacant to improved where new buildings has been developed (± 44% )
• Valuation changes where additions has been completed (± 16%)
• Other changes such as Rezoned properties, category changes, etc. (± 7% )
• Revaluation of properties where additional property information was supplied, it may result in a valuation decrease or increase. (± 0.06% decrease = 1,
600 properties and 0.01 % increased = 301 properties )
If a property owner disagrees with the valuation reflected in the Supplementary Valuation Roll 10, the following process is prescribed:
Legislation makes ample provision for any person to object to an entry in a valuation roll, provided that such objection takes place in the prescribed
manner and within the prescribed objection period. An objection will be considered by the Municipal Valuer and a Valuation Appeal Board, should you wish to
appeal against the findings of the former. Once the inspection period has been closed no more objections can be entertained.
