Earn extra income by building another dwelling on your property; Want a house shop? No problem if you are zoned 1, 2, 3 or 4; A revised Land Use Scheme that considers the environment first and most importantly Joburg's Land Use Scheme, now operational from 1 February 2019.
These are some of the messages targeting residents of Johannesburg as the City prepares to hold public participation meetings to inform residents about its revised Land Use Scheme (LUS).
In Johannesburg history shows that the Town Planning Scheme has been periodically reviewed every 20 years beginning in 1940, 1960, 1980 and 2000. It was reviewed again in 2013 and then in 2018. This became necessary in order to facilitate socio economic development by ridding the Scheme of developmental restrictions. This was worsened by the fact that the City had 16 different town planning schemes with differing regulations, controls and processes applicable in its area of jurisdiction.
Over time it became clear that a single comprehensive scheme was necessary and therefore the City of Johannesburg's Town Planning Scheme was recently revised and became operational in the City from 1 February 2019 as the Land Use Scheme.
Notably there are four changes that promote and improve development through various applications. These are designation of Special Development Zones, Parking, Rezonings and Recognition, Protection and Management of the Environment.

Residents are encouraged to attend these meetings and gain valuable insight into the current LUS. It is hoped that there will be better compliance and a reduction in illegal buildings through these discussions. At the same time residents will get to know how the LUS promotes economic development and protection of the environment.
